Building Your New Home: What to Know

CONSTRUCTION LOAN QUALIFICATION

If you need financing, it's important to get pre-qualified by a lender who specializes in construction financing. This preparation enables you to make an offer on the land you want to build on and provides the necessary funds to close the purchase. Additionally, it helps you determine how much to allocate to your home, land, permits, and other homebuilding expenses in your budget.

BUILDING YOUR BUDGET

We assist our customers by providing education and support during the early stages of the process, helping minimize cost overruns once construction begins. Additionally, we recommend setting aside at least 10% as a contingency for unforeseen costs.

LOCATE LAND IF YOU DON'T OWN LAND

When selecting land, consider several key factors: school districts, community amenities, utility availability, land size, and whether you prefer to build on flat or sloped property. If you already own land, you’re already one step ahead in the process.

FREE HOMESITE EVALUATION

Your Free Homesite Evaluation is pivotal to a successful home build. We help you dig into the details of your land's buildability. Are utilities available? Are there jurisdictional or geological hurdles to overcome? Do you need to receive approval from the homeowners' association before building? These are just a few of the questions we will work through with you to develop an accurate home-building budget.

HOME PLAN SELECTION AND DESIGN

You're about to choose a house plan design, and that's exciting! Explore our collection of customizable home plans and start imagining your dream home. If you'd like to modify a floor plan, we can help! ​If you need a plan tailored to suit your needs or the specifics of your land, just let us know. We're here to work with you to design and build a home that aligns with your budget and vision.

CHOOSE DESIGN SELECTIONS

This is an exciting part of the process! You'll personalize your new space with colors and finishes that reflect your vision. Some of the choices you’ll make include exterior details, countertops, flooring, paint colors, and more. During your homebuilding journey, this is the moment when you truly transform a house into your home!

CONSTRUCTION AGREEMENT

It's finally time to sign your construction agreement! In this meeting, we will review the previous steps and confirm that your home will be built according to your specifications. At this stage, it's essential to keep asking questions and to express any concerns you may have. We want you to feel confident and excited about moving forward with your new home build. This is a crucial moment, and the next phase of work will begin here.

PRECONSTRUCTION

It's essential to ensure that every detail is organized during this phase of your homebuilding journey. We work alongside designers to develop your personalized construction plan, complete the required paperwork for local jurisdictions, and prepare for the start of your home build, which is expected to begin in approximately three months. Please note that this timeline may vary based on the permit approval turnaround time in your local jurisdiction.

FUNDS AVAILABLE

If you're paying in cash, this step is straightforward. When using construction financing, you'll need to work directly with your chosen lender. They will require extensive information, order an appraisal, and ultimately provide your escrow company with the necessary documents for you to sign and complete the transaction. Once you receive the loan funds, you can finalize the land sale to secure your property.

START CONSTRUCTION

Ready, Set, Build! We are excited to begin constructing your project. You will soon see progress: excavation, foundation placement, and framing, where your house plan will take shape. Our professional team is working together to bring your vision to life!

HOME OWNER ORIENTATION AND MOVE-IN TIME

The keys are in your hand, and you are now ready to back up the moving truck and move into your dream home. If you are an investor, you might be preparing your newly built home for rental or sale. Either way, take a moment to breathe deeply and enjoy the fruits of your hard work. We hope you enjoy your new home. Please let us know if you need anything from us. WARRANTY

We have completed construction of your home, but please note that we will remain available to assist you. Every VisionMaker Home comes with a limited warranty that covers one-year workmanship and materials, as well as a ten-year warranty on major structural components.
