Where We Build
Your Dream Home in Lane County, OR

Custom Residential Construction from the Cascades to the Coast

Lane County is defined by its extraordinary geographic diversity—stretching from the snow-capped peaks of the Cascades to the rugged Pacific shoreline at Florence. Whether you are envisioning a sustainable "green" home in the vibrant Eugene-Springfield metro or a quiet retreat in the foothills of Cottage Grove, VisionMaker Homes has the local expertise to bring your vision to life.

Where We Build: Lane County Cities

Lane County’s unique landscape requires a builder who understands both high-density urban infill and complex rural acreage:

  • Eugene & Springfield: The heart of the "Silicon Shire." We specialize in modern urban builds, ADU integration, and navigating the specific City of Eugene eBuild requirements.

  • Cottage Grove & Creswell: These growing communities south of Eugene offer a perfect balance of historic charm and new residential potential.

  • Florence & Dunes City: Coastal construction presents unique challenges, from sand stabilization to high-wind load engineering. We ensure your coastal home is built for resilience.

  • Veneta & Elmira: Ideal for those seeking more space. We help clients maximize the value of larger lots near Fern Ridge Lake while managing rural utility connections.

Navigating Local Jurisdictions & Permits

Lane County utilizes a streamlined digital approach, but the requirements vary significantly between city and county land:

  • Lane County Land Management (ePASS): For projects outside city limits, we manage your application through the ePASS system, coordinating building, planning, and subsurface sanitation (septic) in one workflow.

  • Rural ADU Rules: As of late 2023, Lane County allows Accessory Dwelling Units (ADUs) on many rural residential properties. We can help you determine if your land qualifies for a secondary dwelling.

  • Ready-Build Plans: For certain detached structures, we can use Lane County's Ready-Build Plans program to expedite intake and review.

Land, Utilities & Site Prep: Lane County Specifics

  • Electricity: Depending on your location, service is provided by EWEB, Lane Electric Cooperative, or EPUD. We coordinate all new service drops and meter base inspections.

  • Water & Septic: Urban areas connect to EWEB or SUB. Rural sites require On-Site Wastewater Permits; we manage the septic design and final record for you.

  • Natural Gas: Service is primarily managed by Northwest Natural. We recommend contacting an Energy Advisor prior to foundation pouring for gas line trenching.

  • Site Grading: Most new builds require a site plan, printable at 11x17 scale, showing setbacks—typically 20 feet from rights-of-way and 10 feet from property lines.
