Where We Build
Your Dream Home in Deschutes County, OR

Elite Custom Residential Construction for High-Desert Living

Deschutes County is where the rugged beauty of the High Desert meets modern luxury. From the bustling community of Bend to the artistic vistas of Sisters, building here requires a specialized approach to climate-resilient design. Visionmaker Homes provides the localized expertise to manage the unique environmental and regulatory demands of Central Oregon, ensuring your home is as durable as it is beautiful.

Where We Build: Deschutes County Cities

We specialize in custom residential projects that honor the distinct character of Central Oregon's diverse landscapes:

Bend: The region's hub for outdoor living. Building in Bend requires expert knowledge of urban infill, City of Bend SDCs, and architectural reviews common in its many master-planned communities.

Redmond & Terrebonne: Offering sprawling acreage and mountain views. We help homeowners develop larger lots with complex rock excavation and rural utility needs.

Sisters: Known for its "1880s Western" theme. We coordinate with the City of Sisters building services (contracted through the county) to ensure compliance with aesthetic and structural requirements.

La Pine & Sunriver: Areas with unique challenges, from the high water tables of the Little Deschutes to the strict environmental protections of the Deschutes National Forest.

Navigating Local Jurisdictions & Permits

Deschutes County has transitioned to a fully electronic permitting system to streamline reviews. We manage the entire digital workflow for you:

  • Deschutes County Community Development (CDD): For projects in unincorporated areas, we utilize the Oregon ePermitting portal for all building, onsite (septic), and land-use applications.

  • New Wildfire Standards (R327): Effective April 1, 2026, all new residential construction in unincorporated Deschutes County must comply with mandatory fire-hardening standards. This includes fire-resistant roofing, tempered glazing, and ember-resistant ventilation.

  • Review Timelines: Expect approximately 4 weeks for application intake and 12 weeks for planning reviews, with building reviews often occurring simultaneously.

Land, Utilities & Site Prep: Deschutes County Specifications

Building in the high desert involves specific geological and utility considerations:

  • Electricity: Primarily provided by Central Electric Cooperative (CEC) or Pacific Power. We coordinate your underground service extensions.

  • Natural Gas: Managed by Cascade Natural Gas. We recommend early coordination for trenching in rocky high-desert soil.

  • Water & Septic: Urban areas connect to city systems or Avion Water. Rural sites require a Site Evaluation for on-site septic systems before building permits are issued.

  • Rock & Grading: Central Oregon is famous for its volcanic rock. We include professional rock-blasting and excavation coordination in our site prep services.
