So you are informed, and when the time comes to sign the construction contract and eventually begin construction, you are confident in the decision to build a new home.

LEARN ABOUT BUILDING

This step is your discovery stage and one of the most important of your homebuilding journey. Ask lots of questions, research online, and never hesitate to reach out to us so we can provide you with our insight about building a new home on your land. Once you decide to build a new home on your land, move to the next step; congratulations!

BUILD YOUR BUDGET

Taking everything into consideration, the #1 most important step is building your budget. It's not something most can easily exceed, and they need to be careful to stay within their home-building budget. We help with this by educating our customers and assisting with due diligence early in the process to minimize cost overruns after your home is under construction. We also recommend having a minimum 10% contingency to allow for a cushion for unforeseen costs that can arise after your loan closes.

CONSTRUCTION LOAN QUALIFICATION

If financing is necessary, getting pre-qualified from a lender specializing in construction financing is the next step. This allows you to be ready to make an offer on the land you want to build upon and gives you the funds to close on your land. It also helps you understand how much you can allocate to your home, land, permits, and other costs allocated to your homebuilding budget. 

LOCATE LAND IF YOU DON'T OWN LAND

Searching for and identifying land in the area you want to build is an essential next step. When choosing land, many factors must be considered, such as school districts, community amenities, utility availability, land size, and whether you want to build on flat or sloped property. These are directly related to your budget, which we discussed in the 02 Financing. If you already own land, then you are one step ahead.

FREE HOMESITE EVALUATION

Your Free Homesite Evaluation is pivotal to a successful home build. This is a step that must be completed on time. We help you dig into the details of your land's buildability. Do you have utilities that need to be brought to your lot? Are there jurisdictional or geological hurdles to overcome? Do you need to receive homeowners association approval before building? These are only a few questions we will work on with you to build an accurate home-building budget.

HOME PLAN SELECTION AND DESIGN

These are exciting times. You are ready to choose a house plan design! Check out our stock home plans and start dreaming. We can do that if you want to adjust one of these floor plans. Remember, verifying that your plan fits your building footprint is essential. This, too, is a crucial step to complete during your Free Homesite Evaluation. FYI - if we need to offer a plan that works for you or your land, let us know. We will work with you to design and build a home that fits your budget.

CHOOSE DESIGN SELECTIONS

Talk about fun! This is when you choose the finishes that are going into your home and will be installed on the exterior, creating mega curb appeal! You will personalize your new home with colors and finishes that align with your vision. Some items you will choose are countertops, flooring, paint colors, and more. During your homebuilding journey, this is where you make a house your home!

CONSTRUCTION CONTRACT

WOW, it's finally time to sign your construction contract! In this meeting, we will review the previous steps and confirm that your home will be built as you want. It's essential in this stage to continue asking questions and not hold back. We want you to have all your questions answered and for you to feel excited about moving forward with your new home build. This is where the rubber hits the road, and the next phase of work begins.

PERMITTING PROCESS STARTED

Dotting our i's and crossing our t's is what this step in your homebuilding journey is all about. We are working with designers to gather your personalized construction plan set, complete jurisdictional paperwork, and prepare for your home build to start in roughly two to three months, depending on your local jurisdiction permit approval turnaround times.

FUNDS TO BUILD AVAILABLE

If you're paying cash, this is an easy step. When utilizing construction financing, you will work directly with your lender of choice. They will require a multitude of information, order appraisal, and eventually supply your escrow company with documents for you to sign and finalize your transaction. Once you have your loan funds, you can also close your land sales transaction to secure your property.

START CONSTRUCTION

Ready, Set, Start Building!!! We have worked together to assemble the pieces of your homebuilding puzzle. We are finally ready to start the construction of your home. This is the most rewarding step in your homebuilding journey as you begin to see progress from excavation, pouring your foundation, and framing, where the house plan takes shape. We are excited that your vision is being built your way! Dotting our i's and crossing our t's is what this step in your homebuilding journey is all about. FINAL WALK-THROUGH AND MOVE-IN TIME

The keys are in hand, and you are now ready to back up the moving truck and move into your dream home. If you are an investor, you may be getting your newly built home prepared to be rented or on the market for sale. Either way, this time is when you can take a deep breath and enjoy the fruits of your labor. Enjoy your new home, and let us know if you need anything from us. We have completed the construction of your home, but please note that we will continue to be available to assist you. Every VisionMaker Home comes with a limited warranty that covers one-year workmanship and material, as well as ten-year major structural components.
